What can I do when my apartment needs a general freshen up after a few years or renting or if there has been damage or wear n tear caused by previous tenants?

Normally a member of our team will alert you to any recommended actions by emailing or uploading to your on-line account photographs of your apartment along with our suggestion of remedial action. We will then send you a quote for that work.

Is there any way in which I can offset the costs of these types of work required from time to time in my apartment?

We will always where possible try to allocate the cost to the correct party sometimes that is the Developer if the building is still under warranty, sometimes it is the responsibility of the tenant so we try to ensure that ultimately the tenant bears the cost for damages or wear n tear caused by them, even if the tenant is no longer in the property we will try and re-coup any expenses for you from them by using our debt collection partners Intrum Justicia. Please see more on Debt Collection Q&A’s Sometimes we are able to make a claim for you via your insurance company and again we process all paperwork and claims for you on your behalf. Sometimes these avenues are simply not open due to circumstances so in that case we provide the service and it’s a cost which you will be liable for. As professional property managers as long as we have done the best to protect your investment and that means your cashflow too then we have done our job correctly. As property owners too we know only too well that sometimes these costs are un-avoidable and are part of the mix.

Who does the work required in our apartments for building and maintenance?

We have several full time exclusive service providers who work for our clients and they are fully equipped with the latest in De Walt power tools and other professional accessories and together we cover the trades of plumbing, electrics, carpentry, plastering and painting. So we can usually beat any competitors quote and we can always guarantee our work will be to a satisfactory standard for our clients.

How much experience does ERS have in this field?

We have since 2004 designed and installed over 300 kitchens from start to finish, our projects have also ranged from installation of glass floors in loft style apartments to complete renovation and brand new design and installation of bathrooms to re-construction of old Villas right down to assembling basic furniture items and everything in between.
